Booking and Cancellation Policies

Thank you for choosing RestNest Luxury Properties. Please read our booking and cancellation policies carefully before making a reservation. By booking with us, you agree to these terms and conditions.
1. Reservation and Payment Terms
1.1 Booking Process
- Reservations can be made through our website, by phone, or by email
- A valid credit card is required to secure all reservations
- You must be at least 25 years of age to book a property
- Confirmation of your booking will be sent via email upon receipt of the required payment
1.2 Payment Schedule
- 50% deposit is required at the time of booking to secure your reservation
- The remaining balance is due 60 days prior to your arrival date
- For reservations made within 60 days of arrival, full payment is required at the time of booking
- All payments are processed in Canadian Dollars (CAD)
1.3 Accepted Payment Methods
- Major credit cards (Visa, MasterCard, American Express)
- Electronic funds transfer
- Wire transfer (for international guests)
2. Security Deposit
- A security deposit of $1,000 - $5,000 (depending on the property) is required
- The security deposit is held as a pre-authorization on your credit card
- The deposit will be released within 7 days after check-out, subject to a satisfactory inspection
- Any damages, excessive cleaning needs, or missing items will be charged against the security deposit
- If damages exceed the security deposit amount, you will be responsible for the additional costs
3. Cancellation Policy
3.1 Standard Cancellation Terms
- 60+ days before arrival: Full refund minus a 10% administrative fee
- 30-59 days before arrival: 50% refund of the total reservation amount
- Fewer than 30 days before arrival: No refund
- Early departure does not warrant any refund
3.2 Peak Season and Holiday Cancellations
- Bookings during peak seasons (July-August, December 15-January 5) and holidays have a 90-day cancellation policy
- 90+ days before arrival: Full refund minus a 10% administrative fee
- 60-89 days before arrival: 50% refund of the total reservation amount
- Fewer than 60 days before arrival: No refund
3.3 Exceptional Circumstances
In the event of extenuating circumstances beyond your control (such as severe weather events, natural disasters, or government-mandated travel restrictions), we will review cancellation requests on a case-by-case basis and may offer:
- Rebooking for alternative dates (subject to availability)
- Credit for a future stay to be used within 12 months
- Partial or full refund, at our discretion
We strongly recommend purchasing comprehensive travel insurance to protect against unforeseen events.
4. Changes to Reservations
- Requests to change reservation dates must be made at least 60 days prior to arrival
- Date changes are subject to availability and may incur a $100 administrative fee
- Shortened stays will be subject to our cancellation policy
- Extended stays are subject to availability and will be charged at the applicable rate
5. Check-in and Check-out Procedures
- Check-in time: 4:00 PM
- Check-out time: 11:00 AM
- Early check-in may be available (subject to availability) for an additional fee of $100
- Late check-out may be available (subject to availability) for an additional fee of $100
- Requests for early check-in or late check-out must be made at least 48 hours in advance
- Check-in instructions will be provided 24-48 hours before arrival via email
6. House Rules and Guest Responsibilities
- Strictly no smoking inside any of our properties
- No unauthorized parties, events, or gatherings
- Maximum occupancy limits must be strictly adhered to
- Quiet hours: 10:00 PM to 8:00 AM
- Pets are only allowed in designated pet-friendly properties with prior approval and pet fee payment
- Guests are responsible for the proper use of all amenities and facilities
- Any damages must be reported immediately
- All garbage must be disposed of properly before departure
7. Property Care and Maintenance
- Guests are responsible for the property during their stay
- Please treat the property and its contents with respect
- Follow all posted instructions for amenities such as hot tubs, fireplaces, and appliances
- Report any maintenance issues or damages promptly
- RestNest staff may enter the property during your stay to address maintenance issues with reasonable notice
- For emergency maintenance issues, we reserve the right to enter without prior notice
8. Amenities and Services
- All amenities listed for each property are subject to availability and may change without notice
- Temporary interruption of utilities or services does not warrant refunds
- Additional services (private chef, housekeeping, etc.) require advance booking
- Complimentary concierge services are available to assist with activity planning and recommendations
9. Travel Insurance
We strongly recommend that all guests purchase comprehensive travel insurance to protect against unexpected events, including but not limited to:
- Trip cancellation or interruption
- Flight delays or cancellations
- Medical emergencies
- Personal accidents
- Property damage liability
